Leaky temperature and pressure relief valve
- An expansion is meant to handle the thermal expansion of water. If the pressure rises to uncontrollable limits, it can damage joints in supply pipes, valves in plumbing fixtures, and even the water heater. A leaky temperature and pressure relief valve is one sign that your expansion tank has failed.

- Leaking expansion tank. Water can leak from an expansion tank at one of three places: Pipe fittings. If the pipe fittings at the top of the tank are loose, water may leak out.
- Tank pressure loss. An expansion tank can lose pressure if air leaks from the valve or the diaphragm itself. If the leak comes from the valve, more air can be added to the tank using an air compressor pump or a manual tire pump.
- Tank pressure too high. If the pressure inside the expansion tank is too high, it can be corrected by opening the Schrader valve at the top of the tank.
- Air blockage. An air blockage occurs in an expansion tank when the air inside the tank becomes trapped. The role of an expansion tank is to regulate pressure within your hot water system, but, when an expansion tank fails, the air inside can block water from flowing.
Dec 8, 2021 · The Thurra Engineer Surveyors share their findings of the most common faults they find when inspecting expansion vessels. Top 5 Defects – Expansion vessels. 1 Expansion vessel low pressure – A common occurrence which can cause the heating system to operate inefficiently and in some circumstances cause air to be drawn into the heating system...
Oct 4, 2023 · Key Points: When an expansion tank fails, leaks may occur at pipe fittings, the drain valve, or the tank itself. Tightening loose fittings or valves can usually resolve these leaks, but professional help should be sought if water is leaking from the tank itself.
Jun 2, 2022 · If your hot water expansion tank is failing, the following will occur. The relief valve drips during the water heater recovery period, despite no water usage. The water heater tanks in your home fail prematurely.
An expansion vessel may fail by rusting through and leaking water. This is a less common cause of failure, particularly in systems which have had good quality, long-life corrosion inhibitor liquids added to the water.
May 25, 2023 · How do I know if my water heater expansion tank is bad? Some of the most common issues include consistently cold water, condensation, and leaking from the pressure relief valve. What happens when expansion tanks fail? Failed expansion of water usually means insufficient hot water, or a blockage in your home plumbing system.
